All of these items are still outstanding as of 04/24/2008 at 8PM EST.

General (All Rooms)

Many items listed here are problems that are found in every room, i.e. outlet & switch issues. We only list them once, but every room needs to be reviewed.

1. Deadbolt locks on exterior doors, matching keys
2. Switches & Outlets
   1. Square & level & PROPERLY INSTALL all switches and outlets
   2. Install all outlet & switch covers
   3. Clean all outlets, switches & covers
3. Fire alarms : remove pull tabs
4. Clean Up
   1. Remove plastic & tape from all lighting fixtures
   2. Clean windows & dust sills
   3. Dust ceiling fan & lights
   4. Sweep & damp mop floors
   5. Remove all construction debris
   6. Generator and other construction materials in garage

Green BR (Nicolas Room)

1. Paint ceiling in closet
2. Paint back wall of closet
3. Touch up trim
4. Door doesn't latch shut
5. Low spot on left wall (bathroom wall)
6. Buckling @ door

Blue BR (Office)

1. Paint ceiling in closet
2. Touch up trim in closet
3. Dents in floor in front of window

Front Hall

1. Paint wall @ spare BR and bath
2. Patch to left of thermostat
3. Clean thermostat
4. Re-install cover to attic crawl space
5. Patch back wall in coat closet & paint
6. Fix paint run on coat closet trim (left side @ door latch)

Small Bath

1. Install showerhead & faucet
2. Install toilet
3. Install sink
4. Clean light fixtures
5. Clean tub
6. Clean accessories (towel bar)
7. Replace toilet seat

Foyer

1. Patch/paint wall where damaged to left of garage door
2. Clean garage threshold
3. Clean main doorway threshold

Garage

1. Install case molding around door
2. Paint ceilings @ edges
3. Clean popcorn off light fixture
4. Clean popcorn off fridge
5. Clean electric box cover
6. Paint threshold support

Living Room

1. Remove incorrectly placed cable outlet
2. Fix window to right of fireplace, lock is damaged
3. Caulk / patch under counter where half wall meets counter
4. Patch around switch @ garage door
5. Patch around outlet on kitchen full wall
6. Patch hole @ ceiling above counter
7. Patch around both switches on left of fireplace
8. Fix paint run under counter @ full/half wall intersection
9. Refinish/paint end of half wall
10. Refinish ceiling @ tape across middle near ceiling fan
11. Fix paint run top left of fireplace
12. Fix fireplace cabinet caulking on right side
13. Lower ceiling fan (rod is on site)
14. Replace scratched floor in front of back door
15. Replace scratched floor 6' out from center of fireplace
16. Clean out fireplace
17. Replace shoe molding under back door

Kitchen

1. Install kitchen garbage disposal
   1. Brand new (3 weeks old) Insinkerator Essential went missing when kitchen demo'd
2. Install faucets & soap dispenser
3. Fix low spot on floor in front of dishwasher
4. Replace damaged floor in front of sink, multiple areas
5. Half wall @ dishwasher needs paint or trim
6. Patch wall to left of cabinets near half-wall
7. Smooth ceiling above fridge and around light fixtures & repaint
8. Plumb sink
9. Plumb dishwasher
10. Remove kitchen drawers & blow construction debris out of rails
11. Clean construction debris from kitchen drawers (wiring nuts, wires, spackle, etc.)
12. Clean construction debris from cabinets
13. Clean paint off cabinets esp. @ half-wall
14. Clean patch concrete off front of dishwasher & counters
15. Paint above hood (from bottom edge down will be tiled)

Master Hall

1. Paint wall @ laundry door

Laundry Room

1. Finish trim for floors/cabinet & paint
2. Clean out cabinets
3. Paint right wall
4. Clean paint off cabinet door
5. Finish ceiling, not smooth - see near light fixture
6. Paint ceiling, it is peeling

Master BR

1. Level floors
   1. Low spot in front of master bath door
   2. Low spot in front of right window
   3. Low spot around perimeter of far right corner
   4. High spot in far right corner
2. Paint exterior of French Door where doors meet
3. Fix trim on bottom left of entry/living room door (chipped)
4. Paint ceiling
5. Clean threshold @ french doors
6. Raise Fan (we need to provide downrod)
7. Fix french door latching
   1. bottom left pin not seating
   2. right door not latching with left side

Master Bath

1. Install base & shoe molding
2. Install shower head, hand shower, faucet
3. Install toilet
4. Plumb sinks
5. Install shower surround: frameless glass enclosure
6. Install accent pieces
7. Patch & paint end of half wall
8. Patch Paint wall to right of toilet @ start of half wall
9. Fix spidered paint on ceilings, repaint
10. Paint all walls (alpine white)
11. Paint ceiling in linen closet
12. Clean Jacuzzi tub incl. fixtures
13. Clean window
14. Clean front of cabinets, left cabinet covered with tile cement
15. Clean top of half wall, has dried plaster on it
16. Install drain stop & lever in tub

Master Closet

1. Patch ceiling
2. Paint walls
3. Clean paint off floors

Attic

1. Replace all insulation where needed. Known issues:
   1. top of pulldown in garage above electric box
   2. top of pulldown, foyer wall
   3. above living room, kitchen side

Exterior

1. Remove cable/phone conduit - lines should run down walls where old cable/phone is installed
2. Replace cable going into office,sheathing was cut when siding was installed
3. Re-attach cable to splitter
4. Mount cable splitter to side of house
5. Replace siding as necessary on HVAC side after removing exterior conduit
6. Fence posts need to be painted
7. Paint threshold support under french doors (white)
8. Fix drain pipe for HVAC blower overflow
9. Clean all screens
10. Replace Bushes in front of house (damaged during window install)
11. Level brick walk on side of driveway & replace broken tiles
12. Paint mailbox (scratched from trailer)
13. Clean rust stains on back patio tile (from nails, etc.)
14. Repair broken tile on edge of patio (from cutting concrete)
15. Lawn to left of driveway needs to be filled & seed from POD & trailers
16. Driveway needs to be washed/rust stains from trailer removed
17. Sod lawn on front right corner where painters have been dumping paint, cleaning brushes, etc.

Misc

1. Delivery of remote & instructions for living room ceiling fan
2. Test remote for master BR ceiling fan (was remote receiver installed)?
3. Need a copy of letter from Glenn Zuber citing foundation is OK to build on
4. Need copy of any correspondence sent from G&S to Town of Mt Pleasant re: foundation
5. Copy of permits & inspections
6. Removal of POD, we require a weekend after garage is finished to unload

Repairs To Be Made

1. Washer/Dryer door bezel needs to be replaced, I have a quote from repair shop ($120 est. + $100 site visit fee)
2. Washer/Dryer sides cannot be replaced, may be able to repair
3. Light fixture in dining nook damaged, plaster was removed along with the finish. ($300 fixture)
4. Far left cabinet has ding on front, was not there after cabinets or appliances were installed, new door needs to be ordered if it can't be repaired.
